Payment & Cancellation Policies

  • Cancellation in Case of Visa Rejection: If you have an offer of accommodation and the Visa application has been rejected, then you can cancel the booking by informing the team with a written confirmation issued by the Visa authorities. The cancellation policy is quite straightforward. You must notify the relevant property in writing no less than 7 days prior to the start of your agreement and provide evidence clearly showing that you cannot enter the country. A tenancy agreement can be cancelled if written notice has been provided at least 30 days prior to the agreement date. If you are late with the cancellation, up to 30 days is fine, but less than 30 days would end up charging you a break lease fee of 2 weeks rent. Your payments to date can either be refunded or transferred to a new agreement at a later date and your current agreement will be cancelled. To request a cancellation under the Policy a written letter is required from the Department of Immigration and Border Protection (DIBP) that you have been refused a visa. Any advance rent paid to the property as part of your deposit will be refunded within 14 - 28 days.

    Cancellation Due to Placement: If you have an offer of accommodation and the university application has been rejected, then you can cancel the booking by informing the team with written confirmation from the university. To request a cancellation under the Policy a written letter must be submitted. Supporting documentation from the tertiary admissions centre accompanying your request for cancellation should reach the concerned department before 72 hours. The manager of the property will consider your request for cancellation and advise you whether your request has been accepted under the terms of the Policy. Any advance rent paid to the company will be refunded within 14 to 28 working days.

    Cancellation Due to Border Closures

    In case of border closures also, you must notify in writing no less than 30 days prior to the start of your agreement. If you provide sufficient documents, no penalty will be charged. Your payments to date can either be refunded or transferred to a new agreement at a later date, and your current agreement will be cancelled. You may choose to continue your agreement in anticipation that the borders will open, and you will then be liable for all ongoing obligations of the agreement.

  • Payment Methods: There are various modes of payment including debit cards, credit cards or bank transfers. No Cash/Cheques are allowed. You need to pay your first installment before moving into the property.

    Deposit:  A bond equal to 4 weeks' rent + 2 weeks' advance rent must be paid to secure a booking. For short stays, an AUD 100 admin fee has to be paid to secure a booking. While booking accommodation you are required to pay a 2-week deposit to reserve your room which will go towards your rent. You are also required to pay a bond (equivalent to 4 weeks' rent) before checking in. If you book a short stay you do not need to pay a bond.
