Payment & Cancellation Policies

• 7-Day Cooling-Off Period: Either party may cancel the Booking or Tenancy Agreement within 7 days of booking (unless the Move-In Date occurs earlier). If canceled within this period, the Tenant will receive a full refund of the Deposit or any advance rent paid.

  Post-Cooling-Off Cancellation: If the Tenant cancels after the 7-day period without paying the advance Total Rent, the Deposit will not be refunded. However, first-year undergraduate or postgraduate students may be eligible for a refund if their university offer is withdrawn due to:

  • Not achieving the required grades
  • Exceeding expected grades and choosing a different university
  • A student visa being denied (supporting documents required within 7 days)

  Landlord's Inability to Provide Possession: If the Landlord cannot provide the Unit within 90 days of the Move-In Date due to reasons beyond their control, the Tenant may cancel and receive a full refund. Upon cancellation, the Landlord may re-market the Unit immediately.
