Payment & Cancellation Policies

• If you wish to cancel your booking before the tenancy agreement is signed, you can do so without any charges. Once the tenancy is signed, cancellations are generally not permitted unless a suitable replacement tenant is found. If your visa is refused or your university offer is withdrawn, you may be eligible for a cancellation and refund upon providing valid supporting documents within the specified timeframe. Final decisions on all cancellation requests rest with AXO Student Living.

• Students are typically required to pay an advance rent or booking fee at the time of booking to secure their room. The remaining rent can usually be paid either in full before the tenancy start date or in instalments if a UK-based guarantor is provided. International students without a UK guarantor may be required to pay the full rent upfront. Payment can be made via online transfer, debit/credit card, or through the AXO Student Living online portal.
