Cancellations During the Initial Cancellation Period
You have 48 hours from booking completion to cancel, provided you haven't moved in. To cancel, send a written request to [email protected]—SMS requests are not accepted. Your request must clearly state your intent to cancel. If received within this period, your £200 booking fee will be fully refunded.
Cancellations After the Initial Cancellation Period
After 48 hours, cancellations are at Acis Students' discretion. Exceptions may be made if you fail university entry requirements or your UK visa is denied, with valid proof. Requests must be emailed with supporting documents. If approved, your £200 booking fee and any prepaid rent will be refunded. If denied, you must find a replacement tenant who meets Acis Students' criteria. Your release is granted only when they complete their booking. A £50 administration fee may apply. If no replacement is found, you remain liable for full rent, even if you don’t move in.

There are two ways to book accommodation: Book Directly and University Bookings. If you choose to book directly, you can do so through the Book Now option on the Acis Students website, which will redirect you to the Student Accommodation Manager (SAM) portal. Based on your preferences, you will be offered the closest available match.
Alternatively, some universities have agreements with us, allowing students to apply through their own process. In this case, the university will decide whether to make you an offer and once accepted, we will contact you to complete your booking.
Once you have submitted your application, you will receive an offer of accommodation detailing your room type, location, rent, start and end dates, and conditions you must meet. These may include paying a booking fee, providing guarantor details, and submitting ID and proof of your Right to Rent. Your guarantor will also need to complete and return a Guarantee Agreement. Only after meeting all conditions will your booking be finalized.
Additionally, you must be 18 years old to sign a tenancy agreement. Once sent, you will have seven days to sign and return it via SAM using your login credentials and an electronic or wet signature.
