Payment & Cancellation Policies

• Cancellation within the Cooling-Off Period: During the Cooling-Off Period, if you decide to cancel your accommodation booking, you must do so in writing or via email to the Property Team, and we will fully refund the Advance Rent Payment and release you from the Tenancy Agreement. The Cooling-Off Period will automatically end as soon as you receive your room key and check in to your accommodation.

  Cancellation after the Cooling-off Period: You will be bound by the terms of the Tenancy Agreement, with the Advance Rent Payment serving as a "holding deposit" that will be applied to the first Rent payment under the agreement. If you wish to cancel outside of the cooling-off periods, you may do so under specific conditions, such as being unable to obtain a visa or failing to meet academic requirements, but you must provide official documentation to support your claim, and the landlord will assist in finding a replacement tenant if necessary.

• Payment Plan: You can either pay the full amount for the tenancy upfront or choose a 2-3 instalment payment plan, depending on the length of the tenancy. If you opt for instalments, you'll need a UK-based guarantor, and the first instalment must be paid before check-in; if you choose upfront payment, the full amount must be settled before check-in.

  Payment Methods: The payment method for booking accommodation in the UK is through debit and credit cards. Cash or cheques are not accepted.
